Both the MHI and MH II Buildings, are steel framed with curtain wall design using aluminum with insulation material sheets. The windows are double paned, providing insulation against heat and sound.
MHI was built in 1993 while MH II was built in 1998. Both buildings are insulated from the roof to perimeter walls with interior walls installed with sound attenuating material.
All hallways and stairways are carpeted to reduce foot traffic noise.
The suites are equipped with programable thermostats for individual control of the AC supply.
MH I is a three-story structure with the first floor containing leasable space of approximately 10,800 sq. ft., the second floor at approximately 9,200 sq. ft. and the third floor at approximately 10,800 sq. ft.
MH II is also a three-story structure with the first floor containing approximately 9,000 leasable ft., the second floor at approximately 11,608 sq. ft. and the third floor at approximately 13,274 sq. ft.
Public restrooms as well as janitorial rooms are located on the second floor in both buildings. An elevator is provided serving all floors from the lobby, which opens to the third floor for both buildings.
For both the MHI and MHII Buildings, the air- conditioning is provided by six 20-ton, rooftop mounted units, two to a floor. The lobbies in both buildings are fully enclosed and air conditioned with a 15-ton unit. Both buildings are cooled by central units and all return
air is ducted out of the building while fresh air is introduced thus refreshing the building with clean air.
Both buildings are fully equipped with fire sprinklers throughout and connected to an on-site 500 GPM dedicated pump. In addition, the buildings are equipped with smoke detectors at all critical points and are connected to a central control point.
Generator
An 850 KW on-site generator is provided and is capable of providing 100% power under 10 seconds through an Automatic Transfer Switch to both buildings. The generator is designed to operate continuously for days and even during typhoon conditions.
Water Supply
Water is collected from the building rooftops and stored in a 55,000-gallon water tank located under the parking lot at the MHI Building and a 100,000 gallon storage tank at the MHII Building which together provide 155,000 gallons of water to both buildings on a 24-hour basis through on site pumps.
Utilities such as water, power and sewer are all under EFC Services; tenants do not need to contact the local utility company (CUC) for any connection.
Spacious Parking Lot
There are a total of 117 parking stalls provided for the MHI and MHII Business Park
with 7 additional parking stalls specifically marked for handicapped use only.
Compliance
The building is in full compliance with the Uniform Building code, the Electrical, Mechanical and Fire Codes of the United States including the Americans with Disabilities Act (ADA) requirements.
The buildings are on flat land approximately 6,381 sq. m. with egress/ingress through a
signalized intersection.
The buildings are located on the island of Saipan and are located on the island’s major north/south highway which is Pale Arnold Road with street address 7776 Chalan Pale Arnold Rd for MH I and 7750 Chalan Pale Arnold Rd for MH II. The buildings are centrally located about one mile from the hotel/tourist district in Garapan, less than half mile from the Smiling Cove Marina and about half a mile from the Saipan Commercial Harbor.
